The Benefits
- An experienced Letting Agent will meet the Landlord at the property and assess the potential rental yield of the rental property and discuss available marketing options.
- Rental properties are marketed through a range of different mediums and channels (Trade Me, Harcourts website, in house listing handout, window cards and For Rent signs on fences).
- Letting Agents will meet prospective tenants and discuss with them properties that meet their criteria
- If the property is currently tenanted, Letting Agents will liaise with the current tenants and arrange suitable viewing times
- Tenants will be met at the property, shown through, and assisted in filling out the pre-tenancy application form
- All potential tenants are thoroughly checked out and vetted prior to approval by a trained Letting Agent
- The Letting Agent will inform unsuccessful applicants that they have been denied
- Owners will be contacted and the potential tenant will be discussed prior to acceptance
- Successful applicants will come into the office and meet the letting agent, who will then collate and authorize the drafting of the tenancy agreement
- The bond is collected and lodged on your behalf with the Department of Building and Housing
- Pass onto owner original tenancy agreement, successful tenants application form, automatic payment form, ingoing inspection form and property inspection checklist

Tenanting Your Property:
One of the most important aspects of letting your property is ensuring that the tenants that move into it will care for the property, maintain the section and pay the rent on time. Phoenix Property Management screens all potential tenants using appropriate reference checks to help you make an informed decision.
Residential Tenancies Act:
All tenants and landlords are bound by the Residential Tenancies Act; this ensures you get maximum legal protection when letting your property. Our Property Managers are fully trained and conversant with the provisions of this Act. The Act is a highly specialized piece of legislation and requires property managers to be competent and thorough when dealing with all tenants and rental properties.
Bond Collection and Administration:
Phoenix Property Management will take care of the collection and lodgment of all bonds.
The bond is sent to the Department of Building and Housing where it is kept until the tenants vacate. A confirmation letter will be forwarded to both the landlord and the tenant as well as a copy of the bond refund form, which states how much is kept and the tenants details.
An ingoing inspection time will be arranged and confirmed with the landlord.
Renewal of lease:
Phoenix Property Management will contact you once the tenancy is due to expire and will either process the renewal of the lease (with your approval) or will discuss the option of re-marketing and finding new suitable tenants.
Changeover:
Once the Tenancy Agreement has been finalized the Letting Agent will contact the Landlord and make a time to meet and go over the documents. At this time the keys will be returned and the ingoing time will be finalized. The landlord will then be given all relevant documents and informed of what they need to do at the ingoing inspection with the tenants.
