Apply to Rent
If you have viewed a property that you would like to rent visit our office and complete an application form. Ensure each adult that wishes to reside in the property completes a form with all the required information. Each person applying to rent the property will also need to provide a form of photo identification. Current Tenants
Paying Rent
As the named tenant of your rental property it is your obligation as the tenant to ensure that your rent is paid each week. The rent should be paid one week in advance.
You can do this by either direct credit to the account number on your tenancy agreement or by paying cash in our office.
It is advised that you set up an automatic payment to ensure that your rent is always paid on time. Download and complete the Automatic Payment Authorisation Form and take it to your bank Automatic Payment Authorisation.pdf
Repairs and Maintenance
Should you have a problem with your home, please contact the office to let us know on 03 348 9468. We will then determine if the issue is an emergency or not and will arrange repairs accordingly.
In case of an emergency we will contact a relevant contractor immediately and do our best for repairs to be carried out the same day.
Non emergency issues will be reported to the property owner and on authorization will be lodged with a contractor who will then carry out the work at his earliest availability.
Before contacting the office requesting a tradesman to come to your property to attend to a maintenance issue, please read the following guide to reduce any unnecessary call-out fees.
No electricity: |
-Check your fuse box. It maybe that the system has overloaded and the switch needs to be re-set. |
No hot water: |
-Check the hot water switch to make sure it is switched to the ON position. |
Oven not working: |
Check timer; turn it all the way around (clockwise) until it clicks; then try oven again |
Light not working: |
Replace light bulb |
Heat pump not working: |
Check and replace batteries in remote; make sure filters are clean and the switch on the outside unit is switched to the ON position. |
Garage Door Opener not working: |
Replace batteries in remote |
The landlord is responsible for the cost of vast majority of maintenance at your property, however if it is established that the problem has been caused by you, you will be liable for the cost of the repair and call out fee. Some common examples are kitchen drains blocked with fat or hair in shower/bath, waste disposal units blocked with cutlery stuck in them, washing machines with coins and the likes in them, light bulbs not being replaced.
If you have a blocked drain we recommend you buy DRAINO from the supermarket and follow the instructions. If that doesn’t help; contact the office.
Ground Maintenance
Unless specified otherwise it is a requirement of your Tenancy Agreement that you as the tenant are responsible for keeping garden weeds to a minimum and lawns mowed regularly.
Ivy should be trimmed regularly to keep it from getting out of control. Contact the office if you require assistance with this.
You are not required to trim trees or bushes.
Locked Out of Your Home
If you are unfortunate enough to have lost your keys or locked yourself out of your property you will have to contact the lock specialist.

Lease Renewal
Most of our tenancy agreements are Fixed Term tenancies. This means that the lease has a defined expiry date. This was an agreed date between yourself and the office when signing your tenancy agreement. Before we can offer you a lease renewal, we have to contact the owners and seek their permission.
We will then contact you several weeks in advance of the expiry date of your lease to confirm if you would like to stay or if you will be moving out.
Periodic Tenancy
Periodic tenancy is a tenancy where there is no defined expiry date.
When you decide to leave the property while on periodic tenancy, you are required to give three weeks written notice. Notice is effective from the date it is received by our office. You will be liable for rent up to and including the 21st day of your notice period.
Fixed Term Tenancy
Fixed term tenancy is a tenancy where there is a defined expiry date.
Important things to remember:
• You can NOT give notice to vacate during your fixed term tenancy
• You are liable to pay the rent until the end of your lease
• We can NOT give you notice to move out during your fixed term tenancy on any date apart from the expiry date of the lease
• Your rent is fixed and can NOT be increased during your fixed term tenancy
We understand that sometimes your situation may change and you may wish to break your lease. This can be for a number of reasons such as purchasing a house, gaining employment out of town, flatting issues etc. In such situation you will have to sublet – please refer to the next paragraph.
Vacating a Property While in a Fixed Term Tenancy
The only way you can be released from your fixed term tenancy is to find new suitable tenants for the property. You can only do so if you advise the office first.
Please be aware that there is a cost involved and also you will be responsible for all rent payments until a new suitable tenant is found and moves into the property.

Getting Your Bond Back
Your bond is held by The Department of Building and Housing. In order to receive your bond all tenants will have to sign a bond refund form before vacating.
You will also have to leave the house clean and tidy (including the gardens) and keys must be ready to be handed over at a pre-arranged final inspection time.
Remember your tenancy can not be finalised until all the keys are returned to the Property Manager. If all keys are not returned locks will be changed and costs deducted from your bond
.
Commercial cleaning costs could also be deducted from your bond if the property is not left clean.
